You are invited to attend in person or by proxy. For your convenience, a proxy form is available at the link below for you to designate someone to attend the meeting and vote on your behalf if you are not able to attend. It is crucial that at least 28 homeowners be represented at the meeting for quorum requirements. If necessary, please mail your proxy back to Henderson Properties but please do-so in sufficient time for it to be received by Henderson no later than November 18, 2019.
In response to recent events at several community pools outside the Leacroft community and around the Charlotte area, we will be more strictly enforcing the use of a key fob to access the Leacroft Community Pool. Beginning Friday, 6/28/19, pool staff will be instructed to not permit patrons to enter the pool area if they do not have a valid key fob to open the pool house gate. While this has always been our policy, it has not always been followed (for complete pool policies, visit: http://leacroft.org/pool/).
It will be important to remember your key fob as you head
to the pool. If you’re already at the
pool and one of your guests / family members directly associated with your
party arrives, it will be your responsibility to let them in. If you or any of your party needs to use the
restroom while at the pool, you will need to take your fob with you so you can
re-enter. POOL STAFF WILL NOT BE ABLE
TO OPEN THE GATE FOR YOU.
The HOA Board is looking into the possibility of
relocating the fob reader to the exterior pool house door for NEXT pool season,
which will allow easier access to restrooms.
Until then, a key fob will be needed to re-enter the pool after using
the restroom. If you would like to
receive an additional key fob for your family, please contact Henderson
Properties at: 704-535-1122. The cost
for an additional fob is $20.00.
Upon entering the pool area, you will also be asked to
sign-in using the sign-in sheet inside the pool house gate (after you use your
key fob to enter).
Pool and Association staff will also be performing random
fob screenings at various times throughout the remainder of the season. If abuse of pool privileges is identified or
if anyone is caught letting unauthorized persons into the pool area, pool
privileges of that member will be revoked for the remainder of the season.
We want ALL Leacroft community members to have a fun and
positive experience at the pool.
However, the safety and security of our community will ALWAYS be our
primary focus. We appreciate your
understanding and cooperation in this matter.
* NOTE: Pool will be closed to the public for Wellington swim team practices from 6pm-7pm on: 6/10, 6/12, 6/17, 6/19, 6/24 and 6/26.
Please note that access to the Leacroft community pool is only permitted for those Leacroft homeowners or family members with an active keyfob and whose common area privileges are intact (not suspended or revoked due to unacceptable pool behavior, delinquencies, fines or liens). Guests of the homeowner or family member are permitted per stated pool rules and regulations.

With the rain and warmer weather, lawns and bushes are growing at a quicker pace. Please remember it is the homeowner’s responsibility to keep your lawn and landscape beds neat in appearance, clean and maintained. Please remember to edge and mow the area between the street and the sidewalk and along your driveway, treat for weeds not only in your lawn but also in your driveway, trim your bushes and trees, and remove weeds from all landscape beds.
A number of homes have been identified as needing siding maintenance. Please take a moment to walk around your home and inspect the condition of the siding. Please replace any pieces of siding that may be loose or broken and clean any mold/mildew that may be forming on the siding. Don’t forget to look at the areas where you may have brick or stucco material as well.
Many mailboxes are in need of cleaning/painting/straightening. This includes not only the mailbox but also the post. Information on how your mailbox should be installed/maintained can be found here: http://leacroft.org/mailboxes/.
Please remember that if you are planning any kind of exterior improvement (i.e. significant landscaping that changes the character of the lot, installation of a fence, shed, addition to your home, a change in the paint color of your house, doors or windows) you must submit an ARC (Architectural Review Committee) Request for Review Form and receive approval prior to starting any project.
A copy of the Community’s Conditions, Covenants and Restrictions is also located on the website. This is the document that Henderson Properties utilizes when conducting property compliance inspections.
When property inspections are conducted in April, we will be focusing on the above items. Please take some time to evaluate the exterior of your property to make sure that you are keeping it in a neat and presentable appearance. Interested in being on the Leacroft HOA Board? Now’s your chance! Being on the HOA Board does not require a lot of your time. The board typically meets once a month for approx. 1.5 hrs. Occasional work outside those meetings may be required depending on committee involvement.
