2021 HOA Annual Fees DUE

2021 HOA Annual Fee statements have been mailed or emailed to residents.

A few notes regarding your fee statement:

  • Payment should arrive in the Henderson Properties office on or before January 31, 2021.
  • Payments received after January 31, 2021 will be assessed late fees.
  • Payment options:
    • Mail check along with your fee coupon to Henderson Properties using the address below.
    • If you prefer to make a credit card or e-check payment, please do the following:
      • Log-on to www.mysmartstreet.com and click on the “Pay Assessments” button located in the top left corner.
      • If you would like to make a one-time payment, please choose from the drop-down list whether you’d like to make a credit card (MasterCard, Discover, and American Express only) or an e-check payment.
      • Please Note: With a credit card payment there will be a $14.95 handling fee for each payment in order for the bank to process the payment. However, an e-check payment does not require a handling fee and is absolutely free! Also, please be sure to make the payments payable to: Villages of Leacroft, Inc.
  • Please be sure to put your correct account number on your payments to eliminate posting errors. This 3-5 digit number is located on your statement/coupon. You do not have to include the extra zeros.

Things to remember:

  • Please allow up to 5 business days for your payment to be posted.
  • When mailing your payment, please take in to consideration US Postal Service, bank holiday, weekends, etc.
  • Please note late fees will incur monthly until payment is made.
  • Your payment is posted with the date it is received.

2020 Leacroft Homeowners Association Annual Meeting

The Villages of Leacroft Homeowners Association Annual Meeting will be held on Thursday, November 19, 2020 at 7:00pm.

NOTE: Due to COVID-19, this year’s meeting will be virtual, in the form of an on-line video conference. This change will require residents to respond to written correspondences sent to them via US Mail in a timely manner BEFORE the meeting. Below, is a list of key dates:

  • 10/2: Meeting Notice / Board Nomination Forms mailed to residents
  • 10/17: Board nomination submittal deadline
  • 10/19: Board member ballots mailed to residents
  • 11/18: Board member ballots submittal deadline (ballots available here)
  • 11/19: Annual Meeting

These dates are subject to change. Please continue to monitor the Leacroft.org web-site for the most current information.

If you have questions you would like addressed at the meeting, please submit those with your ballot and as many as possible will be responded to at the meeting. The list of questions and responses will be published, as well as any information/updates provided, after the meeting.

A copy of the 2021 Operating & Reserve budget that has been approved by the Board of Directors has been mailed and is also available here.

Because all ballots will be written this year, there will be no proxy voting. It is crucial that at least 28 homeowners return written ballots in order to meet quorum requirements.

2019 Leacroft Homeowners Association Annual Meeting

The Villages of Leacroft Homeowners Association Annual Meeting will be held on Wednesday, November 20, 2019. Registration will begin at 6:00pm and the meeting will begin at 7:00pm.

Summary of Meeting Agenda:

  • Ratify 2020 Operating and Reserve Budgets
  • Vote to raise the Annual Assessment by $20.00 for 2020 to $555.00, payable in one payment due on or before January 30, 2020.  Details of the justification for increase are included in the document at the link below.
  • Association Board Member Elections (3 positions)
  • Other business as properly brought before the Association

A copy of the 2020 Operating & Reserve budgets that have been approved by the Board of Directors can be downloaded at the link below, along with a proxy ballot and Board Member Nomination form.

You are invited to attend in person or by proxy. For your convenience, a proxy form is available at the link below for you to designate someone to attend the meeting and vote on your behalf if you are not able to attend. It is crucial that at least 28 homeowners be represented at the meeting for quorum requirements. If necessary, please mail your proxy back to Henderson Properties but please do-so in sufficient time for it to be received by Henderson no later than November 18, 2019.

HOA Board Position Available

Interested in being on the Leacroft HOA Board?  Now’s your chance!  Being on the HOA Board does not require a lot of your time.  The board typically meets once a month for approx. 1.5 hrs.  Occasional work outside those meetings may be required depending on committee involvement.

Thank You, Joe Mercier!

After serving on the Leacroft HOA Board for over a decade, including leading our community as HOA President and chairing multiple committees along the way, we say goodbye and THANK YOU to Joe Mercier!  Joe announced his resignation in January as he relocates away from Charlotte.  We wish Joe and his family the best of luck in their journey.  Joe was incredibly passionate about and dedicated to our community and his impact will be recognized for years to come. He will be greatly missed!
