2024 Pool Season Information

The 2024 Leacroft Pool Season letter is being mailed to all community members.  If you do not receive this letter or are curious about the pool rules for 2023, you can view this information here:

NOTE: Pool hours are subject to lifeguard availability.  

2024 Pool Schedule:

* NOTE: Pool will be closed to the public for Wellington swim team practices from 6pm-7pm on: 6/10, 6/12, 6/17, 6/19, 6/24 and 6/26.

Please note that access to the Leacroft community pool is only permitted for those Leacroft homeowners or family members with an active keyfob and whose common area privileges are intact (not suspended or revoked due to unacceptable pool behavior, delinquencies, fines or liens).  Guests of the homeowner or family member are permitted per stated pool rules and regulations.

There is a limit of 10 people per residence who can use the pool at the same time.  If you’re planning a party or get-together that would cause you to have more than 10 people at the pool from the same residence, we ask that you complete the pool party request form in advance.  Please be aware that a fee may be charged if the request is approved.  Residents will also be required to sign-in upon entering the pool. These new policies are part of an effort to properly maintain order and safety at our pool so it can be enjoyed by all Leacroft residents.

Villages of Leacroft Welcomes New Property Management Company – Things You Need to Know

Beginning 4/1/24, Villages of Leacroft welcomes FirstService Residential as our new property management company. Below, are a few things our residents need to know during the transition:

  • New Contact Information – FirstService Residential (FSR) is a nationwide property management company with a local branch right here in Charlotte. Contact information for our association is as follows:
  • New Online Resident Portal – FirstService Residential uses the “Connect Resident” portal to manage resident accounts. To access your new Connect Resident account, follow the steps below:
    • Access the portal by clicking on this link:
    • Click on “Create Account”
    • Enter your information to create the account. The system will email you a confirmation number which you’ll need to complete the login setup.
    • Once your login setup is complete, you’ll need to link your FSR account with your login. This account # can be found in the initial welcome email you should’ve received from FSR on 3/29/24. If you did not receive this email, you can call or email FSR using the contact information above to request your account number.
    • Once you link your account to your login, you should be all set up!
    • If you need assistance accessing the portal, check-out the online video tutorials below or contact FSR using the contact information above.
  • Architectural Review Committee (ARC) Request Process – the HOA board is currently working through details with FSR on the ARC request process and should have it finalized by the end of April. If you’re ready to submit a project, we’d ask that you wait until the end of April if possible for us to get fully set up. If it is a project that requires immediate attention (ex: damaged roof replacement), please contact FSR directly and they can assist with walking you through a temporary process to get you going.
  • Account Balances / Payments – If you had an account balance with our former property management company, those will be transferred over to your new FSR account, but may take a few days after 4/1 to transfer over. Please check your account through the online portal routinely and be patient as this process takes place. We’ll gladly work with our residents who need to make payments without incurring late fees (or additional late fees) through the transition period. If you identify any account discrepancies, please contact FSR to inform them and they’ll work to resolve.
  • Pool Fob Access – If you need to request a fob for pool access, please contact FSR and they can further assist.

While the HOA board and the FSR team have been working diligently to ensure a smooth transition, a complicated process such as this will no doubt have a few bumps in the road. The HOA appreciates the patience of all of our residents as we make this transition. We are very excited about our future with FSR and are confident all this work will lead to a much smoother operation for everyone.

2024 HOA Annual Fees DUE

2024 HOA Annual Fee statements have been mailed to residents and should arrive in mailboxes by 1/12/24.

A few notes regarding your fee statement:

  • Instead of waiting for your statement to arrive in the mail, you can access it in your online resident portal and can be paid now.
  • Payment should arrive in the RealManage office on or before January 31, 2024.
  • Payments received after January 31, 2023 will be assessed late fees.
  • Payment options:
    • Mail check along with your fee coupon to the address below.
    • Pay online by logging in to your CiraNet resident account portal which can be accessed by clicking on the “Resident Account Portal Login” link to the right of the website menu.
  • If you’re paying online, you’ll need the following information:
  • Things to remember:
    • Please allow up to 5 business days for your payment to be posted.
    • When mailing your payment, please take in to consideration US Postal Service, bank holiday, weekends, etc.
    • Please note late fees will accrue monthly until payment is made.
    • Your payment is posted with the date in which it is received.

2023 Leacroft Homeowners Association Annual Meeting 12/14

The Villages of Leacroft Homeowners Association Annual Meeting will be held on Thursday, December 14, 2023. Registration will begin at 6:00pm and the meeting will begin at 7:00pm.

Parking will be available on the south side of the church.  If the lot is full, park on the north side and walk under the front canopy to the south side. Enter the building from the south side through the double doors.  Take either the stairs or elevator to the second floor.  The meeting room will be on your right.

Summary of Meeting Agenda:

  • Ratify 2024 Operating and Reserve Budgets
  • Vote to raise the Annual Assessment by $30.00 for 2023 to $650.00, payable in one payment due on or before January 31, 2024.  Details of the justification for increase are included in the document at the link below.
  • Association Board Member Elections (3 positions)
  • Other business as properly brought before the Association

A copy of the 2024 Operating & Reserve budgets that have been approved by the Board of Directors can be downloaded at the link below, along with a proxy ballot and Board Member Nomination form.

You are invited to attend in person or by proxy. For your convenience, a proxy form is available at the link below for you to designate someone to attend the meeting and vote on your behalf if you are not able to attend. It is crucial that at least 28 homeowners be represented at the meeting for quorum requirements. If necessary, please mail or email your proxy back to the Association using the information provided in the letter, but please do-so in sufficient time for it to be received no later than December 11, 2023.

2023 Leacroft Annual Meeting Info Packet

COMING SOON: New Resident Account Portal

Henderson Properties, in coordination with the Villages of Leacroft Homeowners Association, will be launching a new on-line portal for Leacroft residents, providing the ability to log-in and view or control items such as:

  • Account detail including current status and history
  • User profile including up-to-date contact information
  • File and track requests related to the Architectural Review Committee (ARC)
  • Pay annual dues
  • View important community documents
